Selling a Condo or House in West Palm Beach: What to Expect
West Palm Beach covers a lot of ground. Downtown and Northwood have condos and historic bungalows, the El Cid and Flamingo Park neighborhoods draw buyers who want older homes with character, and the western side of the city has newer subdivisions near the Turnpike. Each of these is its own market, so a seller in one neighborhood can have a very different experience from a seller a few miles away.
Condo sellers: start with the association
Florida's condo safety rules have changed how buyers and lenders look at older buildings. Before you list, ask your association for the latest milestone inspection, structural integrity reserve study, budget and any special assessments. Buyers and their lenders will ask for these, and having them ready avoids delays.
House sellers: roof, insurance and permits
For single-family homes, the roof, windows and permit history decide how easily a buyer can insure the property. If you replaced the roof or added impact windows, keep the permits and invoices handy. Unpermitted additions should be reviewed early, before they surprise a buyer's inspector.
Getting the price right
Downtown condos, historic homes and western subdivisions each sell against their own comparable sales. You can request a free West Palm Beach home value estimate to see where your property fits, with the closed sales behind the number.
